Zoning and Land Use on Salt Spring Island are governed by the Islands Trust, a unique statutory council created for the Gulf Islands with the mandate “to preserve and Protect”.

Land Use Bylaw 355 places this property in the Rural Zone which allows for single family dwellings, seasonal cottages, home based businesses, community halls, churches, schools, agricultural and other less pertinent uses.

In addition to the principal use of a residence, the bylaw allows for farm buildings up to 465 square metres in area per lot. Each lot of 1.2 hectares or more, being 2.97 acres, can also have a cottage of an indoor floor area not exceeding 56 square metres. The cottage can’t be used for a permanent residence.

The Zone allows for uses, buildings and structures accessory to the principal use. Each lot greater than 1.2 hectares can have accessory buildings with a total floor area of 185 square metres while a lot less than 1.2 hectares can have 70 square metres of accessory structures. Common land held by a strata corporation can have accessory structures totaling the area allowed for all lots on the unused difference of this total.

Each residence can have a home–based business subject to guidelines in the Bylaw including but not limited to boarding houses, instructional classes in art, music, exercise and sport, and bed and breakfast operations.

Bed and Breakfast operations can be conducted in the residence and the cottage. On lots less than 1.2 hectares the maximum number of bedrooms is 3 whereas for the lots greater than 1.2 hectares the maximum number is 4 bedrooms. There are other regulations regarding the size of the accommodation in relation to the size of the residence.

There are six waterfront lots, a private common strata country lane from the pier to each lot, common land in the middle and one lot at the top with an amazing view.
